Straight answers for Texans whose mortgage needs explaining
Self-employed and your tax return undersells you. Sitting on equity and wondering what Texas lets you do with it. A veteran who wants the benefit used properly. That is where I do my best work — and fifteen minutes on the phone usually settles it.

That is what non-QM programs are for — bank statements, a P&L, the rent a property earns or the assets you hold can stand in for the standard checklist. First I check whether you need one at all.
Read the page written for thisTexas has its own constitutional rules for this — an 80 percent limit, a 12-day wait and more. A HELOC, a home equity loan and a cash-out refinance each fit different plans.

Read the page written for thisTexas runs statewide assistance for exactly this, and the figure people assume they need is usually out of date. Worth checking the programs before you rule yourself out.

How it goes
What working with me actually looks like
No surprises, and no stage where you are left wondering what is happening. The application itself is made on All Western Mortgage systems — I am the person who gets you ready for it and stays with you through it.
A conversation
Fifteen minutes, no documents needed. You tell me what you are trying to buy and how you earn; I tell you plainly whether the timing works and what the path looks like.
Documents
I send a short, specific list — not a generic checklist. If you are self-employed or paid on 1099, that list looks different, and I explain why each item matters.
Pre-approval at All Western
Your application, credit and pricing are handled on All Western Mortgage systems. I walk you through what the pre-approval letter says and what your agent needs from it.
Under contract
Once you are in escrow I give you and your agent a weekly written update, so nobody has to chase me for a status.
Closing and beyond
We sign, you get the keys, and I stay in touch — an annual review, and a note from me if something changes that is worth your attention.
Verification
Check me before you call
You were probably referred here by an agent or by someone who used me. Either way, you should confirm that I am who I say I am. It takes about a minute and I would rather you did it.
How to verify me in about a minute
- Open NMLS Consumer Access (opens in a new tab), the official registry run by state regulators.
- Search my individual NMLS ID, 1401382, or search my name and filter to Texas.
- Confirm that my record shows All Western Mortgage, Inc. (NMLS #14210) as my employer, and that my license status is active in the state where you are buying.
If anything on this site does not match what the registry says, trust the registry and tell me — I want to know.

For real-estate agents
Your client gets an answer the same day
I work with a small number of agents rather than a long list. That means a same-day pre-approval turnaround, a written weekly update on every file in escrow, and a lender who will pick up the phone on a Sunday when an offer is due Monday.
